US: New service for relocating senior citizens

SeniorSF.com, a new service for relocating senior citizens, simplifies the confusing process of comparing living options for senior adults.

"There are so many different options for today’s mature adults that it is mind-boggling," noted Steve Peletz, manager of SeniorSF.com (www.seniorsf.com) and CEO of Peletz & Company Real Estate (www.peletzco.com) in San Francisco.

"Having worked with many seniors preparing for the next phase of life, we designed SeniorSF.com to help mature adults review the various living alternatives available in the marketplace. We help seniors review lifestyle, geographic, and financial considerations. The many financial arrangements alone can confuse the most business savvy amongst us, but with a little help, senior citizens and their families can find the living situations most suited to their needs and preferences," Peletz added.

"We have helped clients move to local communities such as San Francisco Towers, Rossmoor in the East Bay, and to local condominium properties such as Parc Telegraph, Telegraph Landing, and 101 Lombard in San Francisco. We have also assisted clients moving to more distant communities such as Del Webb’s Sun City Lincoln Hills in California or Del Webb communities in Henderson, Nevada," the 46 year old Peletz noted.

Shirley Kohlwes recently sold a condominium in San Francisco and bought a home in Sun City Lincoln Hills, California.

"Steve Peletz helped me evaluate my financial and lifestyle objectives and laid out a set of options for me to consider -- with the tax and cash flow implications of each," noted Shirley Kohlwes. "With Steve’s help I sold my rental condominium at Telegraph Landing in San Francisco and purchased a new home (under construction presently) in Del Webb’s Sun City Lincoln Hills. The single family residence is right on the golf course -- and will be beautiful," Shirley added.

"With an MBA from Berkeley and over 20 years of industry experience, Steve was ideally suited to help me evaluate my after tax position in selling my unit and buying a home in Lincoln Hills where purchase prices are more affordable. Along the way, Steve worked with me and my tax advisor to evaluate the tax implications of doing a 1031 tax deferred exchange or paying the capital gains tax and waiting for the market to adjust," Shirley Kohlwes noted.

Steve Peletz, President & CEO of Peletz & Company Real Estate in San Francisco, recently launched the service to respond to the increasing number of clients that did not know where to find information on housing alternatives for mature adults.

Sitting in his office on Lombard Street in San Francisco’s North Waterfront, Peletz noted that many baby boomers are now reaching retirement age and choosing to either downsize to condominiums or to move out of San Francisco to more affordable nearby locations.

"Many of our clients have chosen to downsize -- moving out of their large single family homes -- or to cash out of San Francisco’s highly valued market altogether," Peletz noted.

"We have helped senior clients sell large single family homes and move downtown to live in condominiums or urban adult communities like San Francisco Towers," Peletz added. Whether they are moving to condominiums downtown or to adult communities in San Francisco or elsewhere, there are quite a few boomers and senior citizens looking to "right-size" as the children have moved out and the fondness for maintaining 50 to 100 year old single family residences has waned, according to Peletz.

"We sell multi-million dollar homes, condominiums, and lofts across San Francisco, including $500,000 condominiums of 586 square feet or smaller in San Francisco’s North Waterfront. Often San Franciscans are selling homes for $700 to $1500 per square foot and can buy in other parts of California for $225 per square foot. For $400,000 in Del Webb’s Sun City Lincoln Hills, adults over age 55 can buy a brand new home of over 1750 square feet," Peletz added.
